The FHA 203(k) Program May Allow You to Finance the Home and Renovations Together
An FHA 203(k) rehabilitation mortgage can allow an eligible homebuyer or homeowner to finance qualifying property rehabilitation or improvements as part of the mortgage rather than funding the entire renovation separately. There are two primary types of FHA 203(k) financing:
Designed for larger rehabilitation projects, including projects involving major repairs or structural work. An FHA-approved 203(k) Consultant is required.
Designed for qualifying minor remodeling and nonstructural repairs. The Limited 203(k) currently permits up to $75,000 in rehabilitation costs, and use of a 203(k) Consultant is optional. Your FHA-approved lender determines loan eligibility, financing requirements, and which program is appropriate for your transaction. Already working with a lender? We can work with your FHA-approved lender and help you understand the consultant portion of the process.
Serving Pittsburgh, Allegheny County, and communities throughout Western Pennsylvania.
Whether you are a lender working with a renovation loan, a homebuyer purchasing a property that needs significant repairs, or a homeowner planning improvements through FHA 203(k) financing, DLR Enterprise provides professional 203(k) consulting throughout Pittsburgh and Western Pennsylvania.
We help coordinate the property and rehabilitation side of the process from the initial property evaluation and scope of work through construction draws and final completion.
When requested, we can perform a preliminary property evaluation to help determine whether the proposed rehabilitation project is feasible and identify anticipated repairs and associated costs.
The property is evaluated to identify required rehabilitation items, health and safety concerns, and other conditions that should be addressed within the proposed project.
A detailed Work Write-Up and Cost Estimate is prepared describing the rehabilitation work and estimated labor and material costs for the project.
When plans, drawings, engineering reports, or other architectural exhibits are required for the proposed rehabilitation, applicable documentation is reviewed as part of the consultant process.
As rehabilitation progresses, draw inspections document completed work and project progress for applicable draw requests.
When approved project conditions or scope require modification, proposed changes are evaluated and documented through the applicable 203(k) change-order process.
When required, additional inspections can be performed to verify corrected or completed work. At project completion, the consultant verifies completion of the rehabilitation work in accordance with applicable project requirements.
